Chart of the Week 04.06.15 - Portland Office Rents

When office rents increase new buildings get built.  Portland has long been a market where we are the last to get capital and the first to see capital dry up.  Craig's Recommendation: Get out in front of your lease expiration or need for space.  Plan and benchmark needs early.  Remember, no landlord wants their space or building empty.  Don't go at it alone.  There is always "tenant side leverage" to be created, so make sure you enter negotiations with competent tenant-side representation.  Don't start discussions without support.
